 The Importance of a Will

Estate planners tell us that nearly 70% of Americans die without a will. Folks, this is dumb - really dumb. If you hate the people in your life, die without a will, because you're going to tie them up for years.

A will is a gift you leave your family or loved ones. It is a gift because it makes the management of your estate very clear and light-years easier. If you don't have a will, the state (not known for its financial prowess) will decide what happens to your stuff, your kids, and your financial legacy. You don't want this to happen. Even if you're single, get a will right now!

"The Love Drawer"

Making a will is one of the best things I've done for my wife, Sharon. We have what is called my "Love Drawer." It is a file drawer in our study that has everything one of us would need if something happened to the other one. It has letters of instruction on everything in there: a full will, a full estate plan, all of our investments, copies of insurance information, etc. A 12-year-old could read through it all and know exactly where things are and what everything is.

How to Get a Will

The easiest and most cost-effective way to go about making a will nowadays is to use one of the online legal services. I recommend USLegalForms.com, which offers state-specific wills created by professional attorneys for public use. All you need to do is fill in your information, and the will is tailored for you.

You can also contact a good estate attorney; however, that will cost a bit more money. Typically, with your attorney, you can create mirror-image wills. That way, if one of you dies, the surviving spouse will get the entire estate. Everything is pretty much the same in both wills, with the exception of simply switching the names - hence mirror-image will. That is what Sharon and I have.

Also, after someone has died, 98% of the time I recommend that the survivors keep the will and all related papers for 7 years. But double check with an estate attorney.

This is something we all need to be doing. You are going to die, so go out in style, and die with a will in place.

 We Did It!

Smoking's Too Expensive!

Thank you for helping me quit smoking!

I started a budget and realized how much money was slipping through my tobacco-stained fingers every month...about $60! I threw the pack away and haven't had a craving in two weeks. I've smoked half a pack a day for 15 years. My boyfriend is beginning to follow my lead and put out the butts, too.

I also thought about how expensive the medical problems would be later. Way more than I want to pay! I will have my
$1,000 emergency fund saved this month. I have done well on my own and just finished paying off $10,000 in credit card loans on my own, but became overwhelmed with a $30,000 student loan. However, I'm amazed how quickly I am going to get the ball rolling with the focus. Thank you, thank you, thank you!

Thanks for giving me hope. I'm off like a gazelle!

The Lure of "Free" Coffee

After promising myself I would not get another credit card (after having dug myself out of credit card pits before), I got suckered into applying for another one just to get $25 in free Starbucks bucks!

I assured myself I would just enjoy the free Starbucks and NOT use the card. I was sticking to that until it came
Christmas time. Then, in a panic to buy presents that I didn't have cash for, I fell off the wagon and used the card. In the flurry of shopping, I didn't keep track of how much I had charged and quickly went over the limit. I got stuck with over-the-limit charges, late charges, and high interest.

Now I'm trying to dig my way out of another hole just because of the lure of free Starbucks bucks. Don't be fooled! It was definitely NOT free!

 Student Loan Backlash

Getting a student loan can hurt you much worse than just a monthly payment.

Nowadays, many people think you can't be a student without a student loan. It's easy to get a federal student loan or even go to the local bank to pay for your education, but doing so hurts both you and the economy in the long run.

The rise in lifestyle

Unfortunately, people are borrowing more than ever before. In 2001, $4 billion in student loans were taken out. Last year, that number jumped to $17 billion. Some people may say it's because of higher tuition costs, and yes, that is part of the reason. But more than likely, a lot of it is lifestyle choices. When some people to go college, they want to live in the off-campus apartment and eat at restaurants instead of living in the dorms and eating dorm food.

At this point in your life, it's time to face some facts. You don't make any money, so you don't need to spend any money. When you get out of college, you won't still be feeling a meal in your belly from your junior year. But if it's one of the many things you bought with your student loan, then you'll be paying for it for years to come. That's stupid! Which would you rather be - a debt-free graduate or a new graduate with tens of thousands of dollars in debt?

Borrowing hurts us all

The numbers are convincing. Let's say you borrow $47,000 for a student loan. At a 5% interest rate, the payments are about $500 over 10 years. After 10 years, you've SPENT almost $60,000. If instead, you invest that money in a good growth-stock mutual fund averaging 12%, after 10 years you will have saved $115,000! Which do you think is better?

Borrowing so much hurts the economy in multiple ways. More debt means less money invested. If money isn't invested, the economy doesn't grow as well. More debt also means less money to outright buy things, which leads to more financing to buy things.

The sad part is that after you've gotten a student loan and paid on it for a couple of years, that's when the reality hits you. That's when you realize that you have obligated yourself to pay thousands of dollars in interest over several years, instead of keeping that money for yourself and investing it, or giving it away, or even saving up and buying things with cash.

Well...THIS IS YOUR WAKE-UP CALL! Don't take out a student loan. You can apply for scholarships and grants, work part-time or go to a cheaper school. But it's not worth it to take out a loan and start behind the financial 8-ball in life when you graduate.

If you are paying on a student loan, get on a budget today and start paying it off. The sooner you pay it off, the more money you'll save in interest. Make it happen!

Truth: Not all agents are equal. Don't let commission be the deciding factor when choosing an agent.

When you hire a real estate agent, you expect the agent to be a professional, right?

Of course!

Anyone buying or selling a piece of real estate wants an expert agent who has undergone specific training, gained knowledge and experience, and is going to work hard.

The truth is many real estate agents got their certifications with a minimum amount of training in the hopes of making a quick buck. In fact, there are some states where an agent can qualify to sell homes in as little as 48 hours! Many real estate agents don't have a grasp on the industry at all, let alone keeping up with the changes in the local and federal laws.

But there is good news.

There really are good agents out there.

What to look for in an agent

Look for an agent who has sold a large number of houses in your area. These agents obviously know the ins and outs of real estate in your area and are successful. Be sure to interview agents that sell abnormally large numbers of homes. If done well, large teams can mean better service; but if not done well, you can fall through the cracks.

Make sure the agent has worked full time in real estate for many years. In real estate, experience is very important. You want an agent who's been around long enough to experience the ups and downs of the industry. You don't want an agent that is only used to selling houses in a seller's market.

Make sure the agent is known for great customer service, those who actually do the work and give personalized service. This means that the agent should put your needs above the almighty dollar, stay in touch and explain everything to you in a way you understand, and is willing to work with all price ranges.

Once you have picked out a few agents whom you like, set up interviews with each of them. Ask them lots of questions so you can find out if they meet the above requirements.

By taking the time to find the best agent for you, you're sure to find one who can sell you house in very little time, for little hassle, and for the most money.

 Gambling Offers False Hope

As you know, many states have some kind of Powerball lottery - the one with the huge payoff. This is pretty ridiculous, folks. The other day I went into the gas station to pay for my fill-up and saw a line of people. For a moment I thought I was going to have to stand in line to pay for my gas, but then I realized that the line was for purchasing Lotto tickets!

Have you ever seen those lines? Next time you do, look at the people in the line. Darryl and his other brother Darryl. These are not rich people. These are not smart people. Rich people and smart people would be in the line if the Lotto was a real wealth-building tool, but the truth is that the Lotto is a rip-off instituted by our government.

"But Dave..."

"But Dave, our state says the money is going to scholarships!" That may be partially true, but guess who's getting the scholarships statistically? Kids in middle-class and upper-class zip codes - so poor people are sending middle class kids to school. How stupid is that?

"But Dave, someone has to win!" Did you know the divorce rate among Lotto winners is four-fold the national average? Also, 65% of Lotto winners are bankrupt within 15 years. Scary, isn't it? I sure don't want that, and I bet you don't either.

What it really is

Gambling is a tax on the poor and people who can't do math. Don't get mad at me for saying that. This is not a moral position; it is a mathematical, statistical fact. Studies show that the zip codes that spend 4 times what anyone else does on lottery tickets are those in lower-income parts of town.

The second fastest growing addiction in people that we encounter through our business, behind Internet porn, is gambling. These addictions suck the money and soul right out of anyone tangled up in the mess, whether or not they realize it. These are real people just like you. These people are your neighbors, coworkers, family members - maybe even yourself. We don't treat gambling addicts, but we try to help their families survive in the wake of their disaster.

A lady at a book signing I did recently told me her story with tears in her eyes. You see, her husband was an addicted gambler. She lost her home, her cars, and everything else, because instead of getting a job and working, her husband thought he was going to get easy money. He fell into a trap.

The Lotto, or gambling of any kind, offers false hope, not a ticket out. A plan to get out of debt offers hope that works.

 Financial Peace @Work Creating a Buzz

When Chad Diller was told about Financial Peace University, he felt like he had received a gift.

Diller, an account manager at Tomlinson Bomberger Lawn Care, told his workplace about the program because, as he said, "I would be selfish not to just pass it on to everyone I know."

Tomlinson Bomberger decided to offer the program after seeing employees struggle with financial issues like living paycheck to paycheck, saving for retirement, and not having a plan for emergencies other than using credit cards. Seven employees, plus spouses, went through the first class.

"The class created quite the buzz around the office, and we will definitely be doing another one in January," said Diller. "No one that went all the way through has anything other than praise for the program."

Everyone has benefited!

For each employee, the Financial Peace class was an eye-opening experience. Some believed it strengthened what they already knew was the right thing to do. Others felt the class gave them direction and a plan on how to implement what they learned. A few team members saw that if they continued with their previous financial patterns, then they were headed down a path of disaster.

Offering the Financial Peace class has benefited Tomlinson Bomberger as well. "It shows our staff that we care about their well-being," Diller said. "Some of them talk to me about questions they have. This means that they are still doing [the program]! The biggest thing I see is people are more conscious about their financial situation and realize they are now moving in the right direction."

Diller encourages other companies of any size to offer the Financial Peace program as a benefit to employees. "If you care about your employees, do it! This program works for anyone regardless of income or situation."
